Nineteen cities, and what changes between them

We cover nineteen cities across Austin and Central Texas. The standard does not change between them. Almost everything else does.

On paper a service area is a list of names. In practice it is a set of quite different days, and the difference is almost never the furniture.

Downtown is about access, not assembly

A downtown high-rise job is decided before anyone opens a carton. There is a service lift you have to reserve, a dock the van is allowed to use and a window it is allowed to stay in. A one-bedroom condo also has nowhere to put twenty-three flat cartons, so breaking down and removing the packaging stops being a courtesy and becomes part of the plan.

West of the river is about the drive and the gate

Westlake, Lakeway, Bee Cave, Dripping Springs and out to Wimberley are larger houses and larger deliveries, often with a gate, a code or a callbox between us and the front door. A preferred window booked slightly ahead is easier to hold out here, and a code given at booking saves more time than anything we could do faster on site.

The I-35 run is about dates

Round Rock, Georgetown, Pflugerville, Hutto and Jarrell to the north, Buda, Kyle and San Marcos to the south. This is where the lease-ups and the turnovers are, and the work is defined by a handover date rather than by a room. A student turnover in San Marcos and a forty-unit lease-up in Round Rock are the same problem: a building that has to be ready on a day somebody else chose.

The 183 corridor and out east

Cedar Park and Leander are family houses, kids rooms and back gardens, which means more outdoor builds and more things that have to be square because a child will be on them. Manor and Bastrop are newer developments and first move-ins, where a whole house often arrives in a single delivery.

What does not change

The parts check, the manufacturer sequence, levelling to the floor rather than to the piece, and the packaging going out. There is no travel fee for the large majority of jobs, because most fall inside our standard range, and anything outside it is handled case by case rather than on a published radius. If you are not sure whether you are in range, it is worth asking. It is usually yes.
